Permit figures, where included, are attributed to Construction Monitor in ERA’s published research. Specific MLS and association names are not provided in the underlying records.
Figures describe the source’s market area and available reporting coverage. They should not be combined across overlapping markets. Price, days-on-market and asking-price-ratio rolling measures are weighted by closed sales. The 12-month median-price trend is a weighted average of monthly medians, not the median of all transactions over a year. Activity, inventory, supply and permit averages use 12 calendar months. Each rolling window ends in the selected reporting month and is compared with the preceding, non-overlapping 12 months. Rolling measures require complete source history; unavailable comparisons are labeled. A 12-month trend smooths monthly fluctuations but responds more slowly to recent changes. Year-over-year changes use unrounded values; percentage changes from zero are unavailable.
Optional measures are omitted when source coverage cannot be established. Zero prices per square foot are treated as unavailable. For activity and permit counts, a reported zero is retained where that measure has recent reported activity. Missing or withheld periods create chart gaps. Historical figures may be revised when the source is corrected. Market statistics describe groups of properties and do not predict an individual sale.
Headline commentary uses the same rolling measures as the six summary cards, with consistent editorial rules. Monthly comparisons are not seasonally adjusted; a single month does not establish a lasting trend. Low transaction counts warrant additional caution.
