THE PROPERTY

Antonio Creek Ranch is 7,284 acres in the Lower Pecos country of far southwest Texas, lying primarily in Val Verde County with a portion extending into Terrell County. The ranch fronts U.S. Highway 90 just west of Langtry, roughly 28 miles west of Comstock and about 60 miles northwest of Del Rio. It is made up of two separate tracts sitting a little over four miles apart along the highway. The west tract is 4,068.355 acres and the east tract is 3,215.62 acres. The ranch is offered as a whole at $490 per acre, and the owner will divide and sell either tract separately at the same price per acre. The appeal of this ranch is in how raw it is. Over 450 feet of elevation change runs through the property, and that relief is what gives the country its contour, its texture, and its long views. The terrain is rugged and broken, with deep draws, steep hills, and canyon country that changes the look of the place every mile you drive. This is not a manicured or landscaped property and it was never meant to be one. It is natural, unimproved, wide open West Texas ranch country of the kind that is getting harder to buy at this scale, and a buyer should come to it wanting exactly that. Ranch roads run throughout both tracts, which is what makes country of this size and this character workable for livestock and for hunting without giving up the isolation that comes with being this far out. Each tract has paved frontage on U.S. Highway 90, one water well, electric service, an old home site, and a set of old cattle pens. The entire ranch currently carries an agricultural valuation. This is dry, arid country and a buyer should understand it that way. There is no live water on either tract. Antonio Creek and the draws that feed it run seasonally, and livestock water comes from the wells and the water troughs on the ranch rather than from any standing or flowing water. The west tract covers 4,068.355 acres and is the namesake of the ranch. Antonio Creek runs through it, cutting through the draws and giving the middle of the tract its defining feature. The west tract has frontage on U.S. Highway 90, a network of interior ranch roads, an old home site, a set of old cattle pens, one water well, and electric service in place. Most of this tract lies in Val Verde County, with a portion crossing into Terrell County. The east tract covers 3,215.62 acres and fronts U.S. Highway 90 for approximately 26,500 feet, right at five miles of continuous paved highway frontage, which is uncommon on a tract of this size. Its signature feature is Osman Canyon, which carries the same rough, natural character found across the ranch and accounts for much of the relief on this side. The east tract also has one working water well, electricity, an old homestead, and a set of old cattle pens. It has been grazed with sheep and goats, and the terrain change here is substantial. Both tracts have been run for livestock grazing and hunting, and the game is native. Whitetail deer are on the ranch, mule deer have been reported on the west tract, and the country holds quail, dove, and turkey. Rough terrain and cover for game, roads to reach it, wells and troughs already on the ground, and paved highway access on both tracts rather than a long easement across somebody else's place. For a buyer looking for scale in this part of Texas, frontage on a U.S. highway is not a small thing. The ranch also sits in a storied piece of Texas. Langtry, just east of the property, is home to the Judge Roy Bean Visitor Center and the Jersey Lilly saloon. Seminole Canyon State Park and Historic Site, which holds some of the oldest rock art in North America, lies near Comstock to the east, and Lake Amistad and the Amistad National Recreation Area are near Del Rio. Sanderson, the Terrell County seat, is about an hour west on U.S. Highway 90.
