The Nueces River Ranch is a well-located South Texas hunting ranch in big deer country that has been in the same family for over 30+/- years. The ranch features excellent brush diversity, plenty of senderos, a managed whitetail herd, water wells, lakes, a two-story house, and abundant wildlife. Located in McMullen County with easy access and frontage on Hwy. 624, south of Tilden and east of Cotulla. The ranch has a good mixture of high-protein brush along with food plots and good ponds. There are seven (7) cultivated food plots located throughout the ranch that total approximately 50+/- acres. There are main roads through the ranch which are good for hunting and viewing of the wildlife. Roads and rights-of-way have been well maintained and are in great shape, allowing full-size vehicles to drive most of the ranch. Opening up the brush allows for a habitat "edge" that is optimal for all wildlife browsing and improved observation and hunting opportunity. The current mineral production on the ranch is in the far western corner of the property. There is an easement through the ranch that is used by the Navy. Improvements include a headquarters with a two-story home offering four bedrooms and two full bathrooms. Each floor has its own full kitchen. The second floor has a nice walk-out balcony, and the main level has a porch as well. Covered parking is located near the home. A good set of pens is located at the headquarters. A three-sided barn is located in one of the pastures near the river. The Nueces River Ranch is home to a herd of whitetail deer, and Rio Grande turkeys that are usually near the headquarters. McMullen County offers some of the finest natural wildlife habitat in South Texas, particularly for producing whitetail bucks, along with excellent wingshooting for dove, ducks, and both blue and bobwhite quail. The ranch has introduced some whitetail deer genetics over the years and they are all typical. It is not uncommon to see large groups of whitetails at each hunting blind. Green Branch Creek is a wet-weather creek that meanders through the ranch. In wetter times, the creek holds good pockets of water. This ranch has good surface water with 8-9 tanks throughout and four (4) water wells. One of the wells has a pump that can produce 50+/- gpm. The home has a storage tank and is supplied by one of the wells on the ranch. Several of the tanks range up to 1.5+/- acres when full. The Nueces River flows along the eastern part of the ranch.
