Navigating real estate markets in 2025 has proven to be more about fundamentals than fads. While everyone is talking about artificial intelligence or timing real estate markets (waiting for prices to fall or renting instead of buying), success comes from understanding real estate consumption, population growth, and relationships.

We can’t not consume real estate. When we go to work, drive a car, go on vacation, go out to eat, attend a sports or entertainment venue, or relax at home, we are consuming real estate. Whether interest rates are high or low, sold units are high sold units are high or low, or prices are up or down, we are consuming real estate. In the long-run, median home prices beat inflation and home prices go up nine out of every 10 years.

SUPPLY AND DEMAND

Home values are determined by supply and demand. If population is increasing in your area, then a new home needs to be built. If the number of homes built is inadequate to meet the growing population, then prices will rise. If too many homes are built, then prices may decline. Prices must be high enough to compensate a builder for adding new housing inventory, or else no new homes will be built. The cost of building a home is the floor for new home values in a market where population is growing.

Work Hard, Play Hard

July 18–19 brought over 300 ERA-affiliated guests to the Lucky 7 Ranch in Hatch, Utah, for a weekend packed with adventure, laughter, and great company. Festivities kicked off Friday afternoon with bounce houses and scenic ATV tours around the property. After a food truck dinner, everyone gathered gathered for live music by Dopamine Crash, a local band.

The annual Boot Race returned with fierce competition, and racers gave it their all! Then the Ultimate Cowboy Showdown also returned; a wild, three-part team relay involving hula hoops, rubber band gun marksmanship, and stick horse barrel racing. In the end, the reigning champs held onto their title, becoming two-time Cowboy Showdown winners! From there, DJ Dynamo 373 cranked up the tunes and the afterparty lasted all night!

One beloved addition to the Summer Festival this year was Big Russ Ice Cream. The stand is named in honor of Russel J. Walter, Lovingly known as “Big Russ,” a man whose heart was as big as his hands. Big Russ was known for his love of family, ranching, and his unique passion for ice cream – especially a scoop of vanilla topped with a generous spoonful of Pace Picante hot sauce. As the founder of the Lucky 7 Ranch, we celebrated his legacy with each cold treat!

Saturday offered a slower pace, with guests enjoying a pancake breakfast, horseback rides, more bounce houses, and guided ATV tours. It was a truly unforgettable weekend. Thank you to all who attended!

About the Lucky 7 Ranch: Lucky 7 Ranch has been a continuously operating and working ranch since 1872. It is one of the oldest and most storied ranch properties the State of Utah. Located on US Highway 89 it is spectacularly situated in close proximity to Bryce Canyon National Park, Zion National Park, Grand Canyon National Park, and Cedar Breaks National Monument. Russel and Patricia Walter brought it back into the family in 1965 and is here today as part of their legacy. Generations of the Walter Family have worked and played on the ranch.

Homeownership vs. Renting: What’s really at stake?

At some point in your life, you will pay for a home. Our CEO, Neil Walter, is known for saying “you will purchase at least one home during your life. Yours, or your landlord’s.” Buying a home may be one of the most significant financial decisions you make in your life. Here’s the thing, owning your home gives you something renting never can: control. Homeownership allows you to lock in your monthly payment, choose how long you stay, build equity, and live where you choose. When you rent, you are building someone else’s wealth. When you buy, you are investing in your own future.

It’s easy to look at today’s home prices and feel discouraged, so let’s put things in perspective. Housing prices have been hitting “record highs” for decades. In the years 1975, 1985, 1995, 2005, 2015, and 2025, people said the same thing, and yet, those who bought anyway saw their investment grow.

Why are housing prices always on the rise? It’s because our economy is inflationary. Contrary to popular belief, low inflation (generally around 2%) is healthy for an economy! Inflation means that prices for goods rise over time, and this includes home values. Despite a few periods of recession, namely the Great Depression and the Housing Recession of 2007-2008, the overall trend is up.

“What if I can’t find the perfect house?”

House hunting is a big job, and it becomes discouraging when you can’t find your perfect home. Let’s be honest, though; there is something wrong with every house. It may be the paint color, or front door sticks, or the laundry room is a little small. The point is, waiting for your perfect home may mean waiting forever. Instead, focus on finding the right home for your current needs, budget, and lifestyle. You can build equity, and make improvements, if needed, over time. Remember: your first home doesn’t have to be your forever home. It’s just a step!

“I’m waiting for prices to fall.”

This is one of the most common, and costly, myths in real estate. Timing the market sounds like a strategy, but it’s a trap. Here’s how it usually goes:

Prices are high, so you wait for them to fall.
Prices start to fall, but now you don’t want to buy while prices are still falling, so you wait.
Prices rebound, and you’ve missed your chance.
You wait again.

This cycle can repeat for years. Meanwhile, you’re missing out on equity growth and paying rent instead of building wealth.

“It doesn’t really matter if I lease or buy.”

In the short term, you are right. Renting may even be the easier option. But over the long term — think 20, 30, or 50 years — owning wins every time. Let’s say you rent from age 30 to 80.
