Contract to Close Coordination
- Review purchase contract and addenda for completeness.
- Create or update file in ARTI and set up ARTIminders.
- Update MLS in coordination with office staff
- Send an introduction email to the client introducing transaction coordinator role
- Open escrow with title company, distribute PR, and maintain communication
- Receipt or verify earnest money deposit
- Open file with lender and maintain communication
- Schedule property inspections
- Assemble and distribute seller’s disclosures
- Set up home warranty
- Schedule repairs (If needed)
- Schedule appraisal and confirm completion
- Complete document receipt
- Verify all documents are compliant and ready to be submitted for closing
- Schedule closing
- Provide client, agent, and firm a complete copy of the closing file.
Listing Coordination
- Review listing agreement, addenda, and data form for completeness
- Enter in to ARTI and set up ARTIminders
- Enter into MLS in coordination with office staff
- Send an introduction email to the client introducing transaction coordinator role
- Order photos and schedule shoot
- Check HOA sign rules
- Order signs or schedule with agent’s sign service
- Obtain HOA CC&Rs, Minutes, Budget, Financials, and other disclosures
- Obtain completed Seller’s Property Condition Disclosure
- Complete Home Warranty Data Form and application
- Order and distribute Listing PR from Title Company
- Verify Listing on MLS, Zillow, Realtor, company websites
- Help post to Facebook
